Self-Leveling Concrete

Every great finish floor starts with a great substrate. Epoxy coatings, luxury vinyl plank, porcelain tile, polished concrete — none of them perform correctly on a slab that has heaved, settled, spalled, or developed surface irregularities over time. Unfortunately, Northeast Ohio's clay-heavy soils, freeze-thaw cycles, and aging housing stock mean that a huge percentage of residential and commercial concrete slabs eventually develop exactly those problems. What looks like a small dip or a patch of rough surface is actually a substrate problem that will cause any finish flooring applied over it to fail early, look uneven, or develop cracks that telegraph through from below. Self-leveling concrete is the professional fix: a specialized pour-in-place cementitious overlay that flows across the existing slab, fills every low spot, and self-levels to a perfectly flat plane — permanently correcting the substrate so your finish floor has the foundation it deserves.

Our process is exacting because self-leveling concrete is unforgiving of shortcuts. We start by thoroughly cleaning and mechanically preparing the existing slab — shot blasting or diamond grinding as required to remove laitance, old coatings, and surface contaminants that would prevent proper bonding. Cracks, expansion joints, and through-slab penetrations are addressed with appropriate crack-repair products and joint-treatment protocols so they don't telegraph through the overlay. A bonding primer is then applied across the entire slab, creating a chemical interface between the existing concrete and the self-leveling pour. Only after this preparation is complete do we mix and place the self-leveler itself, using calibrated water ratios, proper spike-roller technique, and experienced spread-and-gauge rake work to ensure the material flows to its designed thickness and cures to a mirror-flat surface. For slabs with significant elevation differences, we use multiple passes, proper shoring of edges and doorways, and experienced grade-control to achieve the final plane.

The result is a new, structurally bonded surface that measures within a small fraction of an inch across the entire slab — something that is simply impossible to achieve with hand-troweled patching or self-leveling attempts by non-professionals.
